What is the CPCV?!
The CPCV and Final Deed
In Portugal the CPCV is a pre-purchase/sale agreement. This is common practise before the final contractual agreement for the purchase of Portugal real estate, but it is not mandatory.
To complete the CPCV, you will need the following information:
Your ID Document Number (e.g.Passport Number)
Marital status
Property address and description
Assurance that the property will be sold free of charges and encumbrances
A date on which to execute the definitive and final contract
An agreed price
Value of the deposit
The CPCV is helpful in making sure the next steps proceed smoothly and swiftly.
The final legal step in purchasing of Portugal real estate is the completion through the final deed (escritura de compra e venda). This is the transferring of legal ownership and must take place through a notary office (notário), so it can be legally witnessed and signed in accordance with Portuguese law.
